Livingston Parish welcomed a new $28 million apartment community off Buddy Ellis Road in late October 2022. The new modern community was developed by CST Land Developers, LLC, a division of CST Multifamily Real Estate Services, LLC.

An official Ribbon Cutting and Grand Opening event and tours were held following the reception, hosted by the Livingston Chamber of Commerce. The leasing office is now open daily in the new community located at 26915 Village Lane in Denham Springs.

The Reserve at Juban Lakes is comprised of 132 apartments of one-, two-, three- and four-bedrooms in the gated access community of contemporary architectural and interior design with numerous convenience and recreational amenities.

“The Reserve at Juban Lakes received a funding award from the Louisiana Housing Corporation (LHC) for an apartment community specifically designed to enhance housing resiliency in areas impacted by the 2016 floods,” said Tom Delahaye, President/CEO, CST Multifamily Real Estate Services. “The parish experienced heavy flooding but acreage off Buddy Ellis Road experienced no flooding,” added Delahaye.

Delahaye reported The Reserve at Juban Lakes has various funding sources: PNC Bank, N.A. with $6.86 million in tax credit equity, CBRE Capital Markets providing $11.6 million in permanent financing, Louisiana Housing Corporation with a $9.065 million Community Development Block grant award, and $500,000 in National Housing Trust Funds.

“Building resilient communities is our top priority as we develop new affordable housing across the state. This new development in Denham Springs demonstrates our commitment to that goal,” said Joshua G. Hollins, LHC Executive Director. “We applaud CST Multifamily Real Estate and all of the partners who contributed to the success of this vital project.”

According to Delahaye, “Approval and development of The Reserve at Juban Lakes could not have been possible without the unique public-private partnership with LHC and other entities. The funding award from LHC demonstrates their intent to create more resilient communities.”

The Reserve at Juban Lakes was designed by Lance Malley, AIA Architect, The Architectural Studio of Baton Rouge.  Benchmark Group LLC provided civil engineering and Block Construction, LLC, served as construction contractor.

Delahaye and partners, Stan Baudin of Plaquemine and Chris Coffin of New Orleans, began developing the 70-acre Livingston Parish site on Buddy Ellis Road in 2006. CST Land Developers captured a Good Growth Award for their Livingston Parish luxury development, The Palms at Juban Lakes, in 2018. Since purchasing the 70 acres, the firm has constructed 676 apartments on the land, located just a half mile from Juban Crossing, and almost 1,500 units nationwide.

The Reserve at Juban Lakes has many special features for families including a fitness center with lifestyle programming, pool, dog park, clubhouse and in-apartment washers and dryers. The apartments have been designed with unique architectural details, including optimal energy efficiency. The community is also smoke free.
